The City has received a Site Plan Control application to construct a single-storey warehouse with a gross floor area of 925 square metres at 155 Iber Road.

The existing one-storey building is proposed to be retained and the new warehouse will be built approximately 30 metres to the rear of the existing building in a vacant area that is currently being used as a storage yard. The proposed development will include a total of 39 parking spaces, including 14 existing or relocated parking spaces and 25 new parking spaces. Five new loading spaces are also proposed to serve the new warehouse building.

The subject site is located along the north side of Iber Road, south of the intersection between Harry Douglas Drive and Abbott Street East, and within the Iber Road Business Park. The proposed development will continue to utilize the existing access off of Iber Road.

A Minor Variance application is required to permit the proposed 6.9 meter interior side yard setback and the 11.46 meter rear yard setback.

La Ville a reçu une demande de réglementation du plan d’implantation ayant pour objet de permettre la construction d’un entrepôt de plain-pied totalisant une surface de plancher hors œuvre brute de 925 mètres carrés au 155, Chemin Iber.

Le bâtiment de plain-pied existant serait conservé et le nouvel entrepôt serait construit à environ 30 mètres à l’arrière, dans une zone inoccupée servant actuellement de cour d’entreposage. L’aménagement comprendra 39 places de stationnement, soit les 14 existantes ou déplacées et 25 nouvelles places. Cinq nouvelles aires de chargement serviraient aux activités de l’entrepôt.

L’emplacement visé se trouve du côté nord du chemin Iber, au sud de l’intersection de la promenade Harry Douglas et de la rue Abbott Est, dans le parc d’affaires du chemin Iber. L’aménagement sera toujours accessible par l’entrée donnant sur le chemin Iber.

Une demande de dérogation mineure doit être présentée afin de permettre le retrait de cour latérale intérieure de 6,9 mètres et le retrait de cour arrière de 11,46 mètres proposés.
