<p>Mattamy Homes will soon begin construction of its Traditions II subdivision, located on the east side of Stittsville Main Street, the south side of Parade Drive, the west side of Falabella Street, and the north side of Campolina Way.</p>
<p>The development includes seven 12-unit buildings, for a total of 84 stacked townhomes. Two accesses to the property are to be provided from Falabella Way, with the parking located within site. There are 108 vehicular parking spaces and 42 bicycle parking spaces.</p>
<p>Here’s information from Mattamy Homes about construction plans and how the work will impact residents:</p>

<li><strong>Timelines:</strong> Blasting notices went out September 25, 2025 and is scheduled to start October 15, 2025 through November 5, 2025. Underground servicing starts November 5, 2025 through mid-December or earlier. Home construction will start on April 1, 2026.</li>
<li><strong>Blasting or hoe-ramming:</strong> Yes, blasting notices went out on September 25, 2025. Contact: Stephanie Boisvenue, Paterson: <a href="mailto:sboisvenue@patersongroup.ca">sboisvenue@patersongroup.ca</a></li>
<li><strong>Road closures: </strong>To be confirmed. Details on timing will be shared once known.</li>
<li><strong>Working hours: </strong>Within the City of Ottawa’s Noise By-law (No. 2017-255) with most work taking place on weekdays 7:00 a.m. to 6:00 p.m. Some Saturdays are possible, but not on a regular basis.</li>
<li><strong>Sweeping/dust control/garbage control: </strong>Regular street cleaning will be in effect as required. Dust and garbage control will be monitored and addressed accordingly.</li>
<li><strong>Parking plan:</strong> Parking will be onsite.</li>
<li><strong>Tree removal: </strong>See approved landscaping plans below. These plans will include street trees where possible.</li>

<h2>Informations concernant les travaux de construction au 1883, rue Stittsville Main</h2>
<p>Mattamy Homes commencera bientôt les travaux dans son lotissement Traditions II, situé à l’est de la rue Stittsville Main, au sud de la promenade Parade, à l’ouest de la rue Falabella et au nord de la voie Campolina.</p>
<p>Le projet comprend sept immeubles de 12 logements, pour un total de 84 maisons en rangée superposées. Deux accès à la propriété seront aménagés à partir de la voie Falabella. Le stationnement sera intégré au site. Le projet prévoit 108 places de stationnement pour véhicules et 42 places de stationnement pour vélos.</p>

<p>The City of Ottawa has received a Site Plan Control application for the property at 1883 Stittsville Main Street, located on the east side of Stittsville Main Street, the south side of Parade Drive, the west side of Falabella Street, and the north side of Campolina Way.</p>
<p>Mattamy Homes is proposing to build seven 12-unit buildings, for a total of 84 stacked townhomes. The proposed development includes 108 parking spaces and 42 bicycle parking spaces. Two accesses to the property are to be provided from Falabella Way, with the parking located within site. A minor variance is required for a reduced side yard setback along the west property line, adjacent to Stittsville Main Street.</p>

<h3>What’s next</h3>
<p><strong>SITE PLAN:</strong> This application has not been approved. City staff will be reviewing the application to ensure it complies with applicable provincial policy and city policy and by-laws. Councillor Glen will also be reviewing this application with his team.</p>
<p>Note that under Bill 109 enacted by the Provincial government in 2022, City Council no longer has the final say on Site Plan Control approvals. Although councillors can provide feedback and comments, the final decision rests with City staff.</p>
<p><strong>MINOR ZONING VARIANCE:</strong> The Committee of Adjustment will consider <a href="https://pub-ottawa.escribemeetings.com/Meeting.aspx?Id=1bf75ef8-ab42-40bf-8210-32633c79f63a&amp;Agenda=Agenda&amp;lang=English&amp;Item=10&amp;Tab=attachments">an application for a minor variance</a> for 1883 Stittsville Main Street on June 3, 2025 to permit a reduced (westerly) interior side yard setback of 3.0 metres.</p>
<p>The CoA is a quasi-judicial tribunal that is independent and autonomous from City Administration and City Council, and residents can provide feedback directly to the committee. If you wish to appear at the committee hearing to speak in support of or in opposition to an application, please email <a href="mailto:cofa@ottawa.ca">cofa@ottawa.ca</a>.</p>

<h3>Stay informed and provide your feedback</h3>
<p>The site plan control process allows the City to influence land development so that it is safe, functional and orderly. It is also used to ensure that the development standards approved by the City and other agencies are implemented and maintained. Building location, landscape treatment, pedestrian access, drainage control and parking layout are a few of the items addressed during review. Issues such as building height or building use (residential versus commercial, ownership versus rental, etc.) <strong><em>are not a part of the site plan review</em></strong>.</p>

<p>Cette demande n’a pas été approuvée. Le personnel de la Ville examinera la demande pour s’assurer qu’elle respecte les politiques applicables du gouvernement provincial, ainsi que les politiques et les règlements de la Ville. Le conseiller Glen Gower examinera également la demande avec son équipe.</p>
<p>Veuillez noter qu’en vertu du projet de loi 109 adopté par le gouvernement provincial en 2022, les conseils municipaux n’ont plus le dernier mot en ce qui concerne les approbations liées à la réglementation de plans d’implantation. Bien que les membres des conseils municipaux puissent faire des observations et fournir des commentaires, la décision finale appartient au personnel municipal.</p>
