<p>The City of Ottawa has received a Site Plan application to accommodate the development of a 1,552 m2 automobile body shop with accessory outdoor automobile storage.</p>
<p><strong>Proposal Details</strong><br />
The subject properties are located at the north-west corner of the intersection of Carp Road and Westbrook Road. The property has a combined lot area of approximately 42,000 m2 with approximately 147 metres of frontage on Carp Road and 160 metres of frontage on Westbrook Road. The portion of the subject properties located at the intersection of Carp Road and Westbrook Road is currently utilized as an outdoor storage yard in relation to the storage of vehicle inventory. The remainder of the properties is predominantly treed with a driveway from Carp Road providing access to an existing two- storey house, which is proposed to be removed, and a telecommunications tower.<br />
The current site plan application proposes to construct a 1,552 m2 automobile body shop and accessory outdoor automobile storage yard. The building will also facilitate pre- delivery inspections of new vehicles, and include accessory office space. Thirty-seven outdoor parking spaces are proposed at the front of the proposed body shop, with controlled access to an enclosed parking area to the rear of the establishment, accommodating approximately 200 additional vehicles. The remainder of the property is proposed as an automobile storage lot which can accommodate approximately 1,000 vehicles.</p>

<p>La Ville d’Ottawa a reçu une demande de réglementation du plan d’implantation en vue de permettre la construction d’un atelier de carrosserie de 1 552 m2 et l’aménagement d’une cour d’entreposage d’automobiles.</p>
<p><strong>Détails de la proposition</strong><br />
Les propriétés visées se trouvent à l’angle nord-ouest de l’intersection des chemins Carp et Westbrook. L’emplacement couvre au total une superficie d’environ 42 000 m2 et présente une façade d’environ 147 mètres sur le chemin Carp et de 160 mètres sur le chemin Westbrook. La partie des propriétés visées située à l’angle des chemins Carp et Westbrook est actuellement occupée par une cour d’entreposage extérieur d’un stock de véhicules. Le reste de l’emplacement est essentiellement arboré et occupé par une entrée menant du chemin Carp à une habitation de deux étages, qui serait démolie, et à une tour de télécommunications.<br />
La demande de réglementation du plan d’implantation vise à permettre la construction d’un atelier de carrosserie couvrant 1 552 m2 et l’aménagement d’une cour d’entreposage d’automobiles. Le bâtiment, qui abritera un espace de bureau accessoire, permettra notamment l’inspection des nouveaux véhicules avant leur livraison. Trente-sept places de stationnement seraient aménagées à l’avant de l’atelier de carrosserie proposé, et un accès contrôlé mènerait à une aire de stationnement fermée à l’arrière de l’établissement, qui pourrait accueillir environ 200 véhicules supplémentaires. Le reste de la propriété serait occupé par une cour d’entreposage pouvant contenir environ 1 000 véhicules.</p>
