<p><strong>UPDATE – August 10, 2026:</strong> Maintenance work at the Granite Ridge Stormwater Management Facility (164 Iber Road) is expected to begin later this month.</p>
<p>The work will include:</p>
<ul>
<li>Removal of accumulated sediment from the pond;</li>
<li>Regrading of the downstream drainage ditch;</li>
<li>Full dewatering of the stormwater pond for the duration of the project; and</li>
<li>Temporary closure of the pathway connection between Cinnabar Way and Iber Road during the in-pond work.</li>
</ul>
<p>The work will be completed by the City’s contractor, <strong>Strathmar Landscape Construction</strong>.</p>
<p>Residents and businesses in the surrounding area were notified earlier this year, and construction signage has been installed on-site.</p>
<p>Once the cleanout work is completed later this fall, the site will be reinstated to its original condition.</p>
<p>Thank you to residents for their patience and cooperation throughout this project. Additional updates will be shared as they become available.</p>

<p>The City of Ottawa will be undertaking maintenance work on the Granite Ridge stormwater management (SWM) pond and drainage ditch located at 164 Iber Road and 185 Iber Road, respectively. This work is scheduled to begin this summer.</p>
<p><strong>WHY: </strong>Stormwater management ponds are an important part of the City’s drainage system. They help collect and treat runoff from nearby streets and properties before it enters local creeks and rivers. Over time, these ponds accumulate sediment which reduces their capacity and effectiveness. To ensure the pond continues to function as designed, the accumulated sediment needs to be removed periodically.</p>
<p><strong>HOW: </strong>The clean-out process will involve temporarily draining the SWM pond to allow for the removal of built-up sediment. Once the pond is dewatered, the material will be excavated and hauled off-site for disposal. The downstream drainage ditch will also be rehabilitated as part of this project to improve the performance of the ditch. The pond and surrounding areas will then be restored to their original condition.</p>
<p><strong>WHEN: </strong>Construction is expected to take place in <strong>summer 2026 </strong>and is expected to last several weeks.</p>
<p>Every effort will be made to minimize disruption to nearby properties throughout the work. Some construction noise, truck activity, and temporary fencing around the work areas can be expected for a limited period. The City and its contractor will complete all work safely and in full compliance with environmental protection measures.</p>
<p>Pedestrian traffic control measures will be in place for the duration of the construction activities. Temporary closure of the pedestrian pathway on the south side of the facility will be necessary for a portion of the work. Impacts to pathway users will be minimized to the fullest extent possible, within the constraints of the project requirements.</p>

<h3>Wildlife protection</h3>
<ul>
<li>The timing of this work has been carefully planned to balance operational needs and environmental considerations. The schedule avoids sensitive periods such as turtle hibernation and fish spawning, and mid-summer timing allows for the proper drying and removal of sediment, helping to minimize longer-term impacts within the park.</li>
<li>To reduce environmental impacts, the contractor is required to retain a certified biologist who will oversee fish and turtle relocation prior to any in-water work. In addition, the project must follow established wildlife protection protocols and comply with all applicable legislation, including protections for migratory birds and their nests.</li>
<li>With respect to birds such as ducks, active relocation is not typically undertaken, as these species are generally able to relocate naturally in response to changes in their environment. Construction activity and changes in water levels are expected to encourage movement to nearby suitable habitats.</li>

<h2>Entretien prévu du bassin de rétention des eaux pluviales de Granite Ridge</h2>

<p><strong>MISE À JOUR – 10 août 2026 :</strong> Les travaux d’entretien à l’installation de gestion des eaux pluviales de Granite Ridge (164, chemin Iber) devraient commencer plus tard ce mois-ci.</p>
<p>Les travaux comprendront :</p>
<ul>
<li>L’enlèvement des sédiments accumulés dans le bassin;</li>
<li>Le reprofilage du fossé de drainage situé en aval;</li>
<li>L’assèchement complet du bassin de gestion des eaux pluviales pendant toute la durée du projet; et</li>
<li>La fermeture temporaire du sentier reliant la promenade Cinnabar et le chemin Iber pendant les travaux réalisés dans le bassin.</li>
</ul>
<p>Les travaux seront réalisés par l’entrepreneur de la Ville, <strong>Strathmar Landscape Construction</strong>.</p>
<p>Les résidents et les entreprises du secteur ont été avisés plus tôt cette année, et une affiche de chantier a été installée sur place.</p>
<p>Une fois les travaux de nettoyage terminés plus tard cet automne, le site sera remis dans son état d’origine.</p>

<p>La Ville d’Ottawa procédera à des travaux d’entretien dans le bassin de rétention des eaux pluviales et le fossé de drainage situés aux 164 et 185, chemin Iber, respectivement. Ces travaux devraient commencer cet été.</p>
<p><strong>POURQUOI : </strong>Les bassins de rétention des eaux pluviales constituent un aspect essentiel du réseau de drainage de la Ville. Ils permettent de recueillir et de traiter les eaux de ruissellement des rues et des propriétés des environs avant qu’elles se déversent dans les cours d’eau de la localité. Des sédiments finissent par s’accumuler dans ces bassins, ce qui en réduit la capacité et l’efficacité. Pour veiller à ce que ce bassin continue de fonctionner comme prévu, il faut enlever périodiquement les sédiments qui s’y déposent.</p>
<p><strong>COMMENT : </strong>Les travaux de vidange consisteront à drainer temporairement le bassin de REP afin d’enlever les sédiments accumulés. Une fois le bassin asséché, ces sédiments seront extraits et transportés en vue de leur élimination. Le fossé de drainage en aval sera également remis en état dans le cadre de ce projet afin d’en améliorer l’efficacité. Le bassin et les environs seront ensuite remis dans leur état d’origine.</p>
<p><strong>QUAND : </strong>Les travaux devraient commencer à l’<strong>été 2026 </strong>et durer quelques semaines.</p>
<p>Nous mettrons tout en œuvre pour minimiser les perturbations sur les propriétés du secteur avoisinant lors des travaux. Il faut cependant s’attendre, pour une durée limitée, à ce que ces travaux soient bruyants, à ce que des camions se déplacent dans le secteur et à ce que la zone des travaux soit clôturée temporairement. La Ville et l’entrepreneur veilleront sur la sécurité des travaux, en respectant parfaitement les mesures de protection de l’environnement.</p>
<p>Des mesures de régulation de la circulation des piétons seront en vigueur pendant les activités qui se dérouleront sur le chantier. Il faudra fermer temporairement le sentier piétonnier du côté sud de l’installation. Nous réduirons autant que possible les répercussions des travaux sur les utilisateurs du sentier, en tenant compte des exigences du projet.</p>

<p>Starting the week of November 3, tree removal and pruning will take place near the Granite Ridge Pond and on the other side of Iber along the downstream channel.</p>
<p>This work is required in preparation for a stormwater pond cleanout project scheduled for summer 2026. The City’s Stormwater Management group has consulted with the Forestry Department, who have approved the removals and established tree compensation requirements that will be implemented once the cleanout project is complete. The City has also informed property owners along the easement where the tree removal will take place.</p>

<h2>Entretien près du bassin de rétention des eaux pluviales de Granite Ridge</h2>
<p>À compter de la semaine du 3 novembre, des travaux d’abattage et d’élagage d’arbres auront lieu près du bassin de Granite Ridge et de l’autre côté de la rue Abbott, le long du canal en aval.</p>
<p>Ces travaux doivent être effectués avant le lancement du projet de nettoyage du bassin de rétention des eaux pluviales prévu pour l’été 2027. Le personnel de Gestion des eaux pluviales a consulté les Services forestiers, qui ont approuvé les travaux d’abattage et établi des exigences pour compenser la perte d’arbres, lesquelles seront mises en œuvre une fois le projet de nettoyage terminé. La Ville a également informé les propriétaires dont la propriété se trouve le long de l’emprise où des arbres seront abattus.</p>

<p>The City has received a Site Plan Control application to construct a single-storey warehouse with a gross floor area of 925 square metres at 155 Iber Road.</p>
<p>The existing one-storey building is proposed to be retained and the new warehouse will be built approximately 30 metres to the rear of the existing building in a vacant area that is currently being used as a storage yard. The proposed development will include a total of 39 parking spaces, including 14 existing or relocated parking spaces and 25 new parking spaces. Five new loading spaces are also proposed to serve the new warehouse building.</p>
<p>The subject site is located along the north side of Iber Road, south of the intersection between Harry Douglas Drive and Abbott Street East, and within the Iber Road Business Park. The proposed development will continue to utilize the existing access off of Iber Road.</p>
<p>A Minor Variance application is required to permit the proposed 6.9 meter interior side yard setback and the 11.46 meter rear yard setback.</p>

<p>La Ville a reçu une demande de réglementation du plan d’implantation ayant pour objet de permettre la construction d’un entrepôt de plain-pied totalisant une surface de plancher hors œuvre brute de 925 mètres carrés au 155, Chemin Iber.</p>
<p>Le bâtiment de plain-pied existant serait conservé et le nouvel entrepôt serait construit à environ 30 mètres à l’arrière, dans une zone inoccupée servant actuellement de cour d’entreposage. L’aménagement comprendra 39 places de stationnement, soit les 14 existantes ou déplacées et 25 nouvelles places. Cinq nouvelles aires de chargement serviraient aux activités de l’entrepôt.</p>

<p>The City of Ottawa has received a Site Plan Revision application to change the use of one building—&#8221;Building D” in the site plan—from a two-storey office building with retail uses at grade to a four-unit service-commercial building (including a restaurant use with a drive-thru).</p>
<p>The site consists of three parcels of land (24 Iber Road, 5734 and 5754 Hazeldean Road) located south of Hazeldean road, between Fringewood Drive and Iber Road. The surrounding land uses include existing light industrial within the Stittsville Business Park to the east and south along Iber Road, a city park (Fringewood Park) to the immediate south, and low-rise residential to the southwest. The site directly abuts a City sewage pumping station to the south along Fringewood Drive and a City fire station south along Iber Road.</p>
<p>The original site plan, approved in October 2017, involved a multi-building commercial plaza with a mix of retail, commercial, and office uses. At the time of approval, the proposed development consisted of a total of eight buildings: six one-storey retail/commercial buildings and two two-storey office buildings (one with ground floor retail).</p>
<p>A previous Site Plan application was approved to combine the properties. A watercourse (Hazeldean Creek) currently bisects the properties and outlets to the Carp River to the north-east. No changes are proposed to the Hazeldean Tributary Alignment or the 20.5-metre easement along the east and south property lines.</p>

<h2>Le plan d’implantation révisé du centre commercial à l’intersection du chemin Hazeldean et du chemin Iber</h2>
<p>La Ville d’Ottawa a reçu une demande de révision du plan d’implantation visant à modifier la destination du bâtiment D — selon le plan d’implantation —, pour en faire non plus un immeuble à usage de bureaux de deux étages avec commerces de détail au rez-de-chaussée, mais plutôt un immeuble commercial et de services de quatre unités (dont un restaurant avec service au volant).</p>
<p>Le site est constitué de trois parcelles de terrain (le 24, chemin Iber, ainsi que le 5734 et le 5754, chemin Hazeldean) situées au sud du chemin Hazeldean, entre la promenade Fringewood et le chemin Iber. Les aménagements des environs comprennent des locaux à vocation d’industrie légère existants dans le parc d’affaires de Stittsville à l’est et au sud à la lisière du chemin Iber, un parc urbain (le parc Fringewood) tout de suite au sud, ainsi qu’un immeuble résidentiel de faible hauteur au sud-ouest. Le site est attenant à une station de pompage des eaux usées de la Ville au sud, à la lisière de la promenade Fringewood, et à une caserne de pompiers au sud à la lisière du chemin Iber.</p>
<p>Le plan d’implantation d’origine, approuvé en octobre 2017, prévoyait un centre commercial réunissant plusieurs bâtiments, ainsi qu’un ensemble d’établissements de détail et de locaux à usage de commerces et de bureaux. À la date à laquelle l’approbation a été délivrée, le projet d’aménagement proposé était constitué d’un total de huit bâtiments, soit six bâtiments d’un étage pour la vente au détail et le commerce et deux immeubles à usage de bureaux de deux étages (dont l’un sera doté d’établissements de vente au détail au rez-de-chaussée).</p>
<p>Une précédente demande d’approbation du plan d’implantation a été approuvée afin de réunir ces propriétés. Le cours d’eau (le ruisseau Hazeldean) qui traverse actuellement les propriétés se déverse dans la rivière Carp dans le sens nord-est. On ne propose pas d’apporter de changements au tracé de l’affluent Hazeldean ni à la servitude de 20,5 mètres à la lisière des propriétés est et sud.</p>
