<p>Staff held a second open house for the future neighbourhood known as Stittsville North (W2) on May 26. This future neighbourhood is located immediately west of Timbermere, and north of Hazeldean Road.</p>
<p>The project team provided residents with an overview of the area’s existing conditions, development opportunities and constraints, and presented three draft concept plan alternatives. Residents were also given the opportunity to ask questions and provide feedback.</p>

<p>We&#8217;re in a really interesting phase of planning for this new community: we know this neighbourhood will have low and medium density housing, commercial space, parks, a school, and stormwater ponds. But planners are still deciding how to put all the pieces together. Your input is important and can help shape what this new neighbourhood will look like.</p>

<p>Une deuxième séance portes ouvertes sur le futur quartier connu sous le nom de Stittsville Nord (W2) a eu lieu le 26 mai. Ce futur quartier est situé immédiatement à l’ouest du secteur Timbermere et au nord du chemin Hazeldean.</p>
<p>L’équipe de projet a présenté aux résidentes et aux résidents un aperçu de l’état actuel du secteur, des possibilités et des contraintes d’aménagement, et a soumis trois variantes préliminaires du plan d’avant-projet. <p>The second open house for the <a href="https://engage.ottawa.ca/w2-north-stittsville">Stittsville North (W2)</a> future neighbourhood development plan will take place on May 26 from 7:00 p.m. to 8:30 p.m. at CARDELREC (1500 Shea Road).</p>
<p>This drop in event will include information on the area’s existing conditions, development opportunities and constraints, and preliminary concept plan options. It is an opportunity for the project team to share plans for the future of this community and for residents to ask questions and provide feedback.</p>
<p>The neighbourhood is located immediately west of Timbermere, and north of Hazeldean Road.</p>

<p>La deuxième séance portes ouvertes sur le projet d’aménagement du futur voisinage de <a href="https://participons.ottawa.ca/w2-stittsville-nord">Stittsville Nord (W2)</a> se tiendra le 26 mai, de 19 h à 20 h 30 au Complexe récréatif CARDELREC (1500, chemin Shea).</p>
<p>Cette séance libre d’accès vise à fournir des détails sur l’état actuel du secteur, les possibilités d’aménagement et les contraintes existantes, de même que les options du plan de conception préliminaire. <p>We received this notice from Glenview Homes about upcoming geotechnical testing along the Henry Walker Grove Trail, located west of the West Ridge neighbourhood between Hazeldean and the Trans Canada Trail:</p>
<p style="padding-left: 40px;">As you are aware, Glenview has been working on the environmental, civil engineering and transportation existing conditions reports as part of the <a href="http://glengower.ca/development/north-stittsville-notice-of-future-neighbourhood-study-and-open-house/">W2 expansion lands Secondary Plan</a> process.</p>
<p style="padding-left: 40px;">As part of the Master Servicing Strategy, we need to complete some additional off-site geotechnical investigations in the City’s unopened road allowance, from Hazeldean Road to Henry Walker Gove to the Trans Canada Trail. These investigations will help inform us for servicing options for the development lands.</p>
<p style="padding-left: 40px;">We are scheduled to drill the boreholes in the unopened road allowance on Monday, September 22, and Tuesday, September 23, 2025. The drilling will take place from 8:00 a.m. to 5:00 p.m. and is expected to take two days. With each borehole, the consultant will place cones to mark off the area and will install signage to indicate the location to pedestrians. We will also ensure pedestrian access is not encumbered.</p>

<p><strong>Note:</strong> Glenview&#8217;s W2 expansion lands are <em><strong>north of Hazeldean Road</strong></em>. This geotechnical testing is <strong>not related</strong> to any development in the wetland area between Hazeldean and the Trans Canada Trail.</p>

<h2>Essais géotechniques le long du sentier du bois Henry Walker</h2>
<p>Nous avons reçu de Glenview Homes des avis concernant des essais géotechniques qui seront effectués le long du sentier du bois Henry Walker, à l’ouest du quartier West Ridge entre le chemin Hazeldean et le Sentier transcanadien :</p>
<p>Comme vous le savez, Glenview prépare les rapports sur les conditions existantes en matière d’environnement, de génie civil et de transport dans le cadre du processus d’établissement du <a href="http://glengower.ca/development/north-stittsville-notice-of-future-neighbourhood-study-and-open-house/">Plan secondaire des terrains à consacrer à l’expansion du quartier 2</a>.</p>
<p>Dans le cadre de la Stratégie directrice de viabilisation, nous devons effectuer quelques relevés géotechniques hors site supplémentaires dans l’emprise routière fermée de la Ville, du chemin Hazeldean au sentier du bois Henry Walker et au Sentier transcanadien. Ces relevés nous aideront à déterminer les options de viabilisation pour les terrains à aménager.</p>
<p>Nous devons forer les trous de sonde dans l’emprise routière fermée le lundi 22 septembre et le mardi 23 septembre 2025. Le forage se fera entre 8 h et 17 h et devrait durer deux jours. Notre consultant placera un cône à chaque trou de sonde et mettra des panneaux de signalisation à l’intention des piétons pour délimiter la zone. Nous veillerons aussi à ce que l’accès piétonnier ne soit pas encombré.</p>

<p><b>UPDATE: </b>An additional meeting is being held on Monday, June 2 at 7:00 p.m. at the Stittsville Library (1637 Stittsville Main Street) regarding the W2 Future Neighbourhood Plan (Stittsville North). The content will be the same as what was provided at the Open House that took place in May, however City staff will be giving a presentation, followed by a question and answer session.</p>

<p>The City, in collaboration with landowners of properties identified as “W2 North Stittsville – Future Neighbourhood”, are undertaking a planning and engineering study to provide for the development of this new neighbourhood. This study will inform an Official Plan amendment to allow for this new development as part of an integrated planning, urban design and infrastructure engineering process.</p>
<p>The land for the new neighbourhood is located west of Timbermere, between Hazeldean and Rothbourne. The land was designated as urban expansion area as part of the Official Plan in 2022.</p>
<p>To kick off this process, a drop-in introductory open house is being held on<strong> Monday, May 5 </strong>from<strong> 7:00 p.m. to 8:00 p.m. </strong>at the<strong> Stittsville Library (1637 Stittsville Main Street)</strong></p>

<h3 style="font-weight: 400;">Stittsville-Nord – Avis d&#8217;étude de futur quartier et séance portes ouvertes</h3>
<p style="font-weight: 400;">La Ville, en collaboration avec les propriétaires des terrains estampillés « W2 – Stittsville-Nord – futur quartier », entreprend une étude de planification et d&#8217;ingénierie afin de prévoir l&#8217;aménagement de ce nouveau quartier. Cette étude orientera une modification du Plan officiel afin de permettre ce nouvel aménagement dans le cadre d&#8217;un processus intégré de planification, de conception urbaine et d&#8217;ingénierie de l&#8217;infrastructure.</p>
<p style="font-weight: 400;">Le terrain du nouveau quartier est situé à l&#8217;ouest de Timbermere, entre Hazeldean et Rothbourne. Le terrain a été désigné comme zone d&#8217;expansion urbaine dans le cadre du Plan officiel en 2022.</p>
<p style="font-weight: 400;">Pour lancer ce processus, une journée portes ouvertes d&#8217;introduction aura lieu le<strong> lundi 5 mai</strong> de<strong> 19 h à 20 h </strong>à la <strong>bibliothèque de Stittsville (1637, rue Stittsville Main)</strong></p>
<p style="font-weight: 400;">Le personnel de la Ville ainsi que les représentants des propriétaires fonciers seront disponibles pour fournir des renseignements sur le processus de planification du futur quartier de Stittsville-Nord et pour répondre aux questions que vous pourriez avoir.</p>

<p>There was drilling along the Trans Canada Trail earlier this week, west of Stittsville near the observation deck. The drilling was done to install monitoring wells to provide information on local geology, soils, and groundwater levels.</p>
<p>Glenview Homes is preparing a plan for development of <a href="http://glengower.ca/development/north-stittsville-notice-of-future-neighbourhood-study-and-open-house/">a future neighbourhood</a> west of the Timbermere community.  Much of that area naturally drains to the Hazeldean Municipal Drain and the Upper Poole Creek wetland between Hazeldean Road and the Trans-Canada Trail.  The City requires Glenview Homes to demonstrate that it can provide an adequate outlet for stormwater runoff without negatively affecting the wetland.  In order to do so, Glenview Homes must study the wetland, including an assessment of its supporting geology, soils, and groundwater.  The Trans-Canada Trail allows the installation of the monitoring wells with minimal disturbance to the wetland itself.</p>
<p>The Upper Poole Creek Wetland remains identified as a Provincially Significant Wetland (PSW) and is protected from development.  It also lies within a core natural area of the City’s natural heritage system where the Official Plan excludes future urban expansion.</p>

<h3>Forage et surveillance le long du Sentier transcanadien</h3>
<p>Il y a eu des forages le long du Sentier transcanadien plus tôt cette semaine, à l’ouest de Stittsville, près de la plateforme d’observation. Le forage a été effectué pour installer des puits de surveillance afin de fournir des renseignements sur la géologie, les sols et les niveaux d’eau souterraine locaux.</p>
<p>L’entreprise Glenview Homes prépare un plan pour le développement d’un futur quartier à l’ouest de la communauté de Timbermere.  Une grande partie de cette zone s’écoule naturellement vers le drain municipal Hazeldean et les terres humides de la partie supérieure du ruisseau Poole entre le chemin Hazeldean et le Sentier transcanadien.  La Ville exige de Glenview Homes qu’elle démontre qu’elle peut fournir un exutoire adéquat pour le ruissellement des eaux pluviales sans nuire aux terres humides.  Pour ce faire, Glenview Homes doit étudier les terres humides, y compris une évaluation de sa géologie, de ses sols et de ses eaux souterraines.  Le Sentier transcanadien permet l’installation de puits de surveillance, et ce, avec une perturbation minimale des terres humides elles-mêmes.</p>
<p>Les terres humides de la partie supérieure du ruisseau Poole demeurent désignées comme des terres humides d’importance provinciale (THIP) et sont protégées contre le développement.  Elles se trouvent également dans une zone naturelle centrale du système du patrimoine naturel de la Ville où le Plan officiel exclut l’expansion urbaine future.</p>
