On Tuesday, October 20, 2026, the Committee of Adjustment (CoA) will consider an application for a change to the rear yard of the warehouse at 5977 Hazeldean Road, located in an MS2 zone. The applicant requires the permission of the committee to expand a fenced-in outdoor storage area behind the existing warehouse.
The existing fenced-in storage area is legal non-conforming, meaning it was put in place before the current regulations were established. The new zoning bylaw requires that outdoor storage accessory areas next to neighbourhood zones must be enclosed, screened, and surrounded by a landscaped buffer at least 3 meters wide. The applicant is proposing a fence around the storage area screened by both existing and new trees in a 6 meter wide buffer around the border of adjacent properties. At the same time, they also propose expanding the size of the storage area from 100 feet by 140 feet to 190 feet by 230 feet.
The notice of application and the plans submitted by the applicant are available on the City’s committee meetings portal. The Committee of Adjustment will consider this application starting at 9:00 am on October 20 at Ben Franklin Place (101 Centrepointe Drive). The CoA is a quasi-judicial tribunal that is independent and autonomous from City Administration and City Council. Residents can provide feedback directly to the committee.
